Six stages from dead roof space to a finished home.
Every Airspace Homes project follows the same sequence. Most of the build happens in a factory, so the disruptive part on site is measured in days rather than months.

Feasibility assessment
We review roof geometry, access, plant locations and existing structural documentation, then produce a suitability report covering home capacity, likely constraints and an indicative program.

Owners corporation approval
For strata buildings, the airspace is common property. We help prepare the material owners need — scope, valuation basis and proceeds treatment — so the committee can put a resolution to a general meeting with advice from your strata lawyer.

Design and engineering
A structural engineer verifies load paths through the existing slab, columns and footings. The home is configured to the roof, with services, fire, acoustic and accessibility requirements resolved before documentation.

Planning approval
We lodge with the relevant consent authority. Timeframes vary by council and pathway; where possible, long-lead factory items are progressed in parallel to protect the program.

Offsite manufacture
The home is built in a controlled factory environment — chassis, envelope, glazing, services, kitchen, bathroom and finishes — while site preparation happens independently. Weather delays and on-site trade congestion are removed from the critical path.

Crane lift and connection
The module is transported and craned into position, typically in a single day with a road closure. Services are connected, the roof interface is sealed and waterproofed, and fit-off and commissioning follow shortly after.
